Payment Schedule:

Monthly Rent: First day of the month

Late Charges: Time at which late charges are incurred: 11:59 p.m. on the day after the date on which rent is due.

Initial Late Charge: 5 % of one month’s rent.

If an animal is permitted, Landlord requires the tenant to sign an animal agreement and requires:

Guests: Number of days guests permitted on Property 7

Trip Charge: If tenant fails to make the property available when scheduled repais.

Smoking: Smoking is strictly prohibited anywhere on the property. If the landlord finds evidence of smoking inside or outside, the lease will be immediately terminated, and tenants will have 30 days to vacate the property

Lock Out: Tenant is responsible for all costs associated with reentry if locked out, including locksmith charges and any damages incurred.

Yard: Tenant shall maintain the lawn, including regular mowing, trimming, and upkeep, and remove snow from the driveway to ensure safe access.

HVAC: Tenant must change A/C filters monthly and provide dated photos of the old filter to management.
