Keep Rent Current: Landlords are not obligated to make repairs if you are behind on rent.

Be aware: In Texas, for non-emergency repairs, a landlord is legally expected to make a diligent effort to repair within a "reasonable time," which is generally considered to be seven days after receiving notice.
